Here are a few machines you may look for compact room:
Max Speed 6 mph, Compact Design, Already Assembled, LCD Console, Heart Rate Monitor
max speed 12 mph, incline feature, more expensive
max speed 8 mph , no incline, low cost
max speed 9 mph, no incline, pretty much a Chinese knockoff of the Echelon/ProForm
Each treadmill has pros and cons. With most compact machines you aren't going to get a super big motor but that's alright, they aren't really built for heavy use anyway. They all pretty much have the same folding mechanics so they fold up really small and compact. For what they are worth, all 3 are pretty good compact machines that will get the workout done, depending on how you plan to use it. If you want to be able to use the higher speeds, then go with the Echelon, if you don't care for that or the incline then ProForm is best. But If you're taking a risk on a Chinese brand that may or may not last, then try the Botorro.
The Echelon is a bit more expensive than the other two but like most things, you get what you pay for, (higher speed and incline). They're all pretty sturdy for being small all of them works great.
The TR100’s low price of less than $500 is accompanied by a great warranty. However, because of its narrow track (17” x 48”), we’d only recommend this compact treadmill to compact people. This unit’s official weight limit is 250 pounds.
